Bengaluru property owners can now convert B-Khata to A-Khata online: Step-by-step guide

In a major relief to Bengaluru property owners, the Karnataka government has rolled out an online facility to convert B-Khata sites to A-Khata, simplifying property ownership and improving transaction transparency.

The initiative, announced by Deputy Chief Minister DK Shivakumar and Chief Minister Siddaramaiah, is aimed at ensuring legal clarity, boosting property values, and enabling smoother real estate transactions. However, the scheme applies only to individual plots, not flats.

šŸ”¹ How to apply for plots up to 2,000 sqm

  1. Log in via mobile and OTP atĀ https://bbmp.karnataka.gov.in/BtoAKhata
  2. Enter theĀ EPIDĀ of your B-Khata to fetch property details.
  3. CompleteĀ Aadhaar authenticationĀ of all site owners.
  4. ConfirmĀ site locationĀ andĀ road type.
  5. BothĀ converted and unconvertedĀ sites are eligible.
  6. Print theĀ acknowledgementĀ after submission.
  7. BBMP officials will conduct aĀ site inspection.
  8. Pay theĀ Single Plot Approval FeeĀ (5% of guidance value) plus applicable charges.
  9. Once verified, theĀ Single Plot ApprovalĀ andĀ A-Khata certificateĀ are automatically issued.

  1. Engage aĀ registered architect or engineer.
  2. Apply online atĀ https://bpas.bbmp.gov.in.
  3. Upload necessary documents andĀ CAD drawings.
  4. Pay a ₹500 scrutiny fee.
  5. BBMP officials will inspect the site.
  6. After verification and payment of applicable fees, theĀ Single Plot Approval CertificateĀ andĀ A-KhataĀ are issued.
