Bengaluru property owners can now convert B-Khata to A-Khata online: Step-by-step guide

In a major relief to Bengaluru property owners, the Karnataka government has rolled out an online facility to convert B-Khata sites to A-Khata, simplifying property ownership and improving transaction transparency.

The initiative, announced by Deputy Chief Minister DK Shivakumar and Chief Minister Siddaramaiah, is aimed at ensuring legal clarity, boosting property values, and enabling smoother real estate transactions. However, the scheme applies only to individual plots, not flats.

🔹 How to apply for plots up to 2,000 sqm

  1. Log in via mobile and OTP at https://bbmp.karnataka.gov.in/BtoAKhata
  2. Enter the EPID of your B-Khata to fetch property details.
  3. Complete Aadhaar authentication of all site owners.
  4. Confirm site location and road type.
  5. Both converted and unconverted sites are eligible.
  6. Print the acknowledgement after submission.
  7. BBMP officials will conduct a site inspection.
  8. Pay the Single Plot Approval Fee (5% of guidance value) plus applicable charges.
  9. Once verified, the Single Plot Approval and A-Khata certificate are automatically issued.

🔹 For plots above 2,000 sqm

  1. Engage a registered architect or engineer.
  2. Apply online at https://bpas.bbmp.gov.in.
  3. Upload necessary documents and CAD drawings.
  4. Pay a ₹500 scrutiny fee.
  5. BBMP officials will inspect the site.
  6. After verification and payment of applicable fees, the Single Plot Approval Certificate and A-Khata are issued.
