Mohali, Oct 15, 2025: Housing buyers in Mohali may need to brace themselves for steeper costs as the district administration announces yet another hike in collector rates for residential properties. Effective from October 23, 2025, the new rates will see an increase of 20% to 22% across localities, marking the fourth consecutive revision since 2021.
The revised rates are aimed at aligning official land values with the prevailing market rates, generating higher revenue from property transactions, and curbing black money circulation in the real estate sector, according to senior revenue officials. Collector rates for industrial properties have also been raised by 30%, while commercial property rates remain unchanged. In villages under the jurisdiction of the Mohali Municipal Corporation, rates have increased by 5% to 33%.
The new collector rates will directly impact stamp duty calculations, which are levied based on the higher of the transaction value or the official rate. For example, purchasing a one-kanal house in Mohali city will now attract a stamp duty of ₹22 lakh, up from ₹18 lakh previously. Male buyers are required to pay 8% stamp duty, female buyers 6%, and joint ownership 7%.
Deputy Commissioner Komal Mittal noted that the revision had been carefully rationalised after consultations with stakeholders to ensure property transactions reflect realistic market values and to streamline the registration process.
However, industry voices warn of the burden this hike could place on homebuyers. Parveen Kansal, chairman of the Royal Estate Group, said, “Instead of increasing collector rates, the government could have explored alternative revenue measures like a cess. This sudden rise will hit the middle class hard.” Shailender Anand, former chairman of the Mohali Property Consultants Association (MPCA), added, “The timing of this hike is questionable, as the real estate market is currently stable.”
Mohali’s continuous rise as a housing hub adjoining Chandigarh explains the repeated hikes. With no new government or private housing projects in Chandigarh since 2016, Mohali has catered to much of the region’s housing demand. Previous hikes have been significant: 26% to 50% in 2024-25, 42% to 76% in 2022, and 35% in 2021.
Meanwhile, Chandigarh has also revised its collector rates in 2025. Residential areas in villages saw a massive 316% increase, Sectors 1 to 12 rose by 128%, Sectors 14 to 37 by 98%, and Sector 38 and beyond by 82%.
As Mohali continues to attract homebuyers seeking proximity to Chandigarh, the latest rate hike underscores the growing financial pressure on prospective buyers in the region.
